New San Antonio Homes entering the market last week were 730 as our inventory grows giving buyers more leverage in negotiations and choice. We mentioned that on line searches were increasing a few weeks ago and we expected activity to follow. That’s exactly what is happening and where there is activity, transactions follow. Interest rates have settled down and buyers are and have returned. Well cared for homes, priced right continue to go under contract quickly as days on market increase. People are still in the market for homes and will continue to buy when the right home comes along.

The infographic above shows sales in January down 28.8% from January 2022 with the average sales price up 3% and homes selling at 93% of list price. Some would say that’s a terrible market so let’s look at the facts. Prices ARE up. Homes are being sold. If you want top dollar for your home, then it must be in great condition with attention to detail. You know, it’s like the “old days” – well cared for homes showing pride of ownership sell the quickest and sell for the most money. Again, those that were able to take shortcuts the last 2 years, certainly got away with it but the market has shifted back to the days where the details matter. Believe it or not, we are still seeing multiple offers for homes in great condition. Homes are taking longer to sell, as we see the Days on Market increasing and the point is – they ARE selling. The most important thing you can do if you are looking to buy or sell in 2023, is work with someone who knows the numbers, has the confidence to get it done for their clients and has the support of their company to market your home and if necessary, add additional marketing resources themselves.

The Numbers Month to Month and Year to Year

There have been 2,658 Properties Sold in the past 30 days, while pending sales over that same period are up over 3,000 again to 3065. These are very encouraging numbers to begin the year. We are looking for a 5 – 6% appreciation as families continue to make San Antonio their home.
