New San Antonio Homes entering the market last week were 442 as 2023 begins. We look for activity to pick up as things return to normal and interest rates settle down and continue to see a steady rise in price. Well cared for homes, priced right continue to go under contract quickly. People are still in the market for homes and will continue to buy when the right home comes along.

Here’s a preview of the information being withheld as it does not “flow” with the narrative:

Last week we reported the change in November 2019 and November 2022, and this week we review Year to Date through November of 2019 and 2022. Remember that a “Balanced Market” is 6 months of inventory and although we may be approaching it, we certainly aren’t there yet. Homes are taking longer to sell, as we see the Days on Market increasing, however, they are still 14 days less than 2019. The point continues – they ARE selling. The most important thing you can do if you are looking to buy or sell in 2023, is work with someone who knows the numbers, has the confidence to get it done for their clients and has the support of their company to market your home and if necessary, add additional marketing resources themselves.

All of us know someone who has “fallen on hard times.” If they accepted a Covid Forbearance Plan, they will be getting letters from their lender to pay the past due balance that was deferred. Forbearance isn’t “free,” and we cautioned those who would listen, that it isn’t a “free program” and the money you owe will become due. The time has come, and that money is being called due by the mortgage holders. This isn’t meant to be derogatory in any way – in fact, it’s exactly the opposite. If this has happened to you, a loved one, or friends, have them call us now! There is still time to act and unlike 2007-2008, they may have equity in their home! PLEASE don’t let them ruin their credit and be faced with foreclosure. We assisted many in 2006-2008 and know the path. Have them call us and we’ll help them take action.

The Numbers Month to Month and Year to Year

There have been 2,819 Properties Sold in the past 30 days, while pending sales over that same period are 1,744. Although sales have fallen below 3,000, and pending sales have fallen below 2,000, you can expect that during the holidays. On the other hand, families are together and may be having the discussions about moving and out attending Open Houses. That’s where it can start.
