New San Antonio Homes entering the market last week were 638 as we get into the second week of the year. We look for activity to pick up as things return to normal and interest rates settle down and continue to see a steady rise in price. Well cared for homes, priced right continue to go under contract quickly. People are still in the market for homes and will continue to buy when the right home comes along.
Next week we will have our first look at the 2022, year end numbers. As many accept the national news stories of “poor housing” reports, San Antonio continues to run against the tide as our market remains solid. Wanted to again report the following numbers – the same we reported earlier.

Remember that a “Balanced Market” is 6 months of inventory and although we may be approaching it, we certainly aren’t there yet. Homes are taking longer to sell, as we see the Days on Market increasing, however, they are still 14 days less than 2019. The point continues – they ARE selling. The most important thing you can do if you are looking to buy or sell in 2023, is work with someone who knows the numbers, has the confidence to get it done for their clients, and has the support of their company to market your home and if necessary, add additional marketing resources themselves.

Our own San Antonio Express News on January 4, 2023 said, “U-Haul says more people rented moving trucks to Texas than to any other state in 2022.” The article goes on to say that, “It is the second consecutive year, Texas topped the rental moving truck company’s list. One-way moves to Texas increased by 1 percent from 2021, but departures from the state also rose about 1 percent from the previous year.”

Many of the moving vans headed to California are going out empty and will give you a discounted rate if choose to move there! They are up-charging their customers on moves out of California! What does that mean for our market? Every state has their pros and cons, and it appears our “pros” continue to outweigh the cons. Although housing prices have risen and inflation is at a 40 year high, San Antonio remains a great choice for relocation and retirement, both military and civilian, and we will continue to see families choose our state to call home.

The Numbers Month to Month and Year to Year

There have been 2,2521 Properties Sold in the past 30 days, while pending sales over that same period are 2,059. Although sales have fallen below 3,000, pending sales remain above 2,000 and you can expect lower activity during the holidays. On the other hand, families are together and may be having the discussions about moving and out attending Open Houses. That’s where it can start.
