New San Antonio Homes entering the market last week were 938 as our inventory grows giving buyers more leverage in negotiations and choice. We look for activity to pick up as things return to normal and interest rates settle down and continue to see a steady rise in price. Well cared for homes, priced right continue to go under contract quickly as days on market increase. People are still in the market for homes and will continue to buy when the right home comes along.

December 2022 sales numbers above show sales of 2,473 to end the year while median price and average price both increased 6%. As many accept the national news stories of “poor housing” reports, San Antonio continues to run against the tide as our market remains solid. The numbers below show the 2019 numbers before the pandemic compared to 2022 year end numbers. In the two years, prices increased a whopping 33.7%! That part of the market we all enjoy. Even though sales were down, our appreciation was significantly higher. Again, if you are considering selling your home, there are no shortcuts!

Remember that a “Balanced Market” is 6 months of inventory and although we may be approaching it, we certainly aren’t there yet. Homes are taking longer to sell, as we see the Days on Market increasing. The point continues – they ARE selling. The most important thing you can do if you are looking to buy or sell in 2023, is work with someone who knows the numbers, has the confidence to get it done for their clients, and has the support of their company to market your home and if necessary, add additional marketing resources themselves.

Redfin reports sales are slow to begin the year, but more buyers are searching. The increase in inflation and rising interest rates to slow it down put many would be buyers on the sidelines and then we faced the typical slow down during the holidays. However, “their demand index, a measure of tour requests and other searches for “homes for sale” are on the rise. Some buyers are likely coming in from the sidelines because mortgage rates have dropped to the low 6% range from over 7% in November saving the typical U.S. homebuyer owes roughly $250 on their monthly house payment.”

Buyers may also be encouraged by signs of improvement in the economy, as the inflation numbers decreased for the 6th consecutive month in December, leading many to believe that the FED will ease their policy. Many economists feel the worst of the inflation is behind us and should continue to improve.

The Numbers Month to Month and Year to Year

There have been 2,424 Properties Sold in the past 30 days, while pending sales over that same period are 2,291. These are very encouraging numbers to begin the year.
