New San Antonio Homes entering the market last week were 636 as our inventory grows giving buyers more leverage in negotiations and choice. We look for activity to pick up as things return to normal and interest rates settle down and continue to see a steady rise in price. Well cared for homes, priced right continue to go under contract quickly as days on market increase. People are still in the market for homes and will continue to buy when the right home comes along.
Perhaps the most interesting data from the infographic comparison above, is the change in Price Distribution. The bar graphs show that in December 2021 vs. December 2022 homes sold below $299,000 were 48.1%. In December 2022, homes below $299,000 were 41.8%, a 15% drop as home prices have risen. Homes sold above $299,000 in December 2021 were 51.9% compared to 58.2% in December 2022. We continue to expect prices to rise in 2023 as interest rates stabilize, families continue to move up where they can, and other families relocate to San Antonio.

Remember that a “Balanced Market” is 6 months of inventory and although we may be approaching it, we certainly aren’t there yet. Homes are taking longer to sell, as we see the Days on Market increasing. The point continues – they ARE selling. The most important thing you can do if you are looking to buy or sell in 2023, is work with someone who knows the numbers, has the confidence to get it done for their clients, and has the support of their company to market your home and if necessary, add additional marketing resources themselves.

An article in yesterday’s Express News said the Alamo City ranks 5th in expected GDP growth at 1.4% behind Austin, San Francisco, Seattle, and Raleigh Durham, North Carolina. All of the cities at the top have a strong tech sector and Kenan Institute of Private Enterprise predicts a mild recession through the second half of 2023.

The article goes on to state that between 2020 and 2021, more people moved here than anywhere else in the country according to census data. We believe that trend will continue in 2023. Our city continues to be attractive for families in other states who want to improve their quality of life.
